Hi Ethan, on FHA BRRR acquisitions you can  buy up to 4 units and one of my mortgage brokers has grant money left over from last year. to go toward your 3.5%down and closing costs!

In exchange I was hoping this could be a learning opportunity to help pave the way and set me on the right track for when the time comes after high school to purchase my first investment property and start the snowball.

My owners get to know me in the process and most of them trust me right off the bat to handle things as I see fit.

If nobody redeems during that lawsuit, and nobody with redemption rights demands a public auction, then the judge will foreclose your liens, quiet title in you, order the clerk of the court to issue a deed to you, and you will own the property, free and clear of any liens or claims.

According to market comps from the area all together the homes' value total approximately $600k minus 80k left on that 4th property's mortgage. 

Right now, it seems your focus is to invest, but that's it.

This results in me often driving to the property to assess the problem myself and paying a premium to get the work done right. 

Although the property purchasers did not speak English they had a tremendous work ethic and I did about 6 of these loans with great success.
