I'm sure it will change later or if those deals dry up.Every other book you read tells you to get 20% under to make your profits going into the deal.

Another plus about a great cash flowing property allows for an easy exit strategy to another investor later on down the road when your goals change and you might be looking to cash out. 

There was about 5K of work that needed to be done. ( I was just instructed to send money, never really got a quote of what that money was for, but the general list did not include any major renovations, just things like painting, some electrical work, cleaning up, etc)  It is now almost two months later, and I don't believe they have even begun showing it to tenants!

I can't speak of whether saving the FHA for later is good bad or indifferent but I am doing the same thing right now.  

After being assured they would want to provide owner financing if there was an attractive offer- they came back 10 days later with a "we love the offer but we are not sure on the owner note".  

The mail not returned, I'd send them a more formal letter a month later.

I have yet to get preapproved for a first home but may start on that sooner than later.  

Thanks to the great advice I got from the folks on this forum, I now have a great tenant in place for my first rental starting 6/1, and we are putting an offer on a duplex later this week, so exciting!

Also, I may decide to just stay here for a few years, which would spread out the realtor fees if I decide to sell years later.

Flash forward 5 months later and I currently have a 56 unit property in Dallas under contract which I am currently inspecting.
