I've never heard of this phenomenon and certainly would like to be educated on the details of your experience with these cases you post about. 

If you decide to go to court I would look to local landlords to tell you if the items you are asking for in damages will be upheld in your area.

In the lease, they were responisble for certain items such as the maintaining of the lawn, the husband use to cut the grass with the riding lawnmower because the propery is close to an acre.

I am doing line item projected expenses and am unsure how to account for these costs.- Other than google searching comparable rentals, is there any way you all accurately project rents as well as vacancies for your areas?
