The mayor recently called on citizens to contact their state legislators to expand rent control http://abc7.com/politics/la-mayor-calls-on-ca-to-modify-rent-control/2264498/More requirements for developers being proposed to have them set aside more affordable housing as well .Time will tell what happens with all these laws .It seems usually once one city adopts a new law others jump on the bandwagon .

For example many businesses owners add their internal accountants or secretaries as signers on accounts to manage the day to day operations of the account and they do not have ownership in he business.I agree with Dmitriy... a trust for a 401K is a lot easier to use than a LLC.

Here is some additional information:1) I added her name last year as a joint account holder on my credit card to help build some credit history2) She was issued a US social security number when she worked several years ago in NYC as a nurse upon finishing nursing school at CUNY3) She has held a "Citibank Korea" checking account for several years4) She currently works for an international pharmaceutical company here in Korea making decent money (~$USD50k per year)5) We have filed our taxes separately for fiscal year 2016 and will do so again for 2017 and 2018 so that she will have 3 years of tax returns on file6) We currently own 7 rental properties that are all held in various LLC's which are managed by our c-corp.

Peter, the principal paydown is part of what they call IRR (internal rate of return). this is the number that includes everything you are making.

Hi @Deepak Jebar, The sale of your condo would still qualify for the 121 Exclusion (Section 121 of the Internal Revenue Code) since you can say that you lived in it as your primary residence for more than 2 out of the last 5 years.
