Heard some concerning stories about turnkey providers providing very poor properties that are just "lipstick on a pig?"

I think the best way to save yourself losses and get the place done is going to come from creative agreement stance which inspires them to place you at the front of their priorities.  

So maybe I can't get pSF but I'm thinking about adding 600-800 sqft second story. 

That is a story fit for reality tv!

It's a :Ranch style home.3 beds 2 baths1092 square feet So I did filter my search from with in the neighborhood and checked out what was sold in the past 6 months. 6 good comps came through but they are all 2 story homes but have very similar square footage.

Long story short the rents are heavily depressed and to be honest I am not sure how the current investor makes a profit so first order of business is to sub meter the property though I was curious to know whats the best way to go about this?
