Paint is typically the most cost-effective and impactful change one can make to a property, but kitchens and bathrooms are where your main focus should be.

That being said arbitrage is an incredible way to get started with little money, lots of control and lots of upside.

Also I have a hard time believing that property taxes are only $26 per month; That would be 0.25% which is incredibly low.
