If the city building or health department is ever called to your house, they may realize you've made some conversions.

Ie is the tub cracked or just dingy, as in a pinch you can epoxy paint a tub and caulk to bring it back vs replacing outright.

The tenant is still very mobile but just didn't like stepping over the tub. 

The owner is older and is having health issues and wants out. 

Each unit has newer laminate wood flooring, newer water heaters, new vanity/sink-top, newer one-piece tub/shower surround, and older but immaculately kept appliances. 

However, if tenants start talking about health issues or stress or worried about valuables, guns, etc., in the home, then I just wait until they leave as I don't need the potential problems when they say the stress caused them to go to the hospital or their valuables are missing after a showing.
