I know Hilo is less expensive but I have some health issues that would make living in the drier area much better...Can you point me to the current laws for LTR/STR, Ohana's etc.

It's like the worst ever game of Dungeons & Dragons...someone is always 1 level higher.... the main issue and the reality that most dont get is when you get older health insurance for self employed will be a good portion of that 2k.. my health insurance and i have a company plan so its a little cheaper IE i have some employees on the plan.. but just my wife and I pay a little over 1500 a month JUST for health insurance.. not sure when medicad and medicare or what have you kick in.. but you need gap insurance for those.. 

Tenant is not paying rent and is not in good health. 

We have an exceptionally strong health care market that is stabilizing employment.

You should have received notice of when you need to meet at the health dept for the violations.

Not too much private business investment either as we happen to have the highest health care costs in the US (and the world) and have since the ACA went into effect, adding a huge cost to doing business here.

Have to see if per the lease tenant is required to disclose financials so you can assess health of their personal and business financials.
