make hey while the sun shines.. at one point in our market if you owned development dirt you were a rock star.. then 08 comes along and now your just DIRT  LOL.. my latest 23 home project will be 30 months start to finish but its will make about 2 mil on 500k of cash.. so not bad.

Well done 🤗 thanks Ola I take no credit my GC really has a good eye for this stuff.. there are other threads going on about building your rock star team.. and in flipping and rehabbing that can be next to impossible no matter what anyone puts on a pod cast or writes a book about.but with new construction you can control it better.. and I only build in two markets this one and Portland.. and the reason is my GC is a long time family friend highly skilled as you can see and I basically put him in business In Charleston by buying enough lots and financing enough verticle that he could come from Vegas and instantly become a medium sized builder..
