An important point of clarification when talking about the Southern part of Dallas is that "South Dallas" is the name of an actual neighborhood, located around Fair Park (where the Texas State Fair is located).

Too many investors these days spend 80% of their time sourcing LP's and little in the way of finding actual value. 

As a fiduciary, the limited/managed risk actually limits their options.I THINK at least a fee based advisor won't be "pushing" in certain securities/funds that (s)/he gets a commission.
