I lived and managed a 3 family home owned by my brother where I cleaned, minor fixes things, painted the floor where I lived and left better than I got it, I also took care of renters, collected rent, cut grass, and cleaned snow in winter for a fair trade of really low rent where I was able to save money while learning to manage a rental property.

I think I have most everything but when I run my calculations I do not have the taxes, fees, cleaning, VRBO booking fees, etc included.

We will then put just enough money into the property " light to moderate rehab" carpet, paint, minor updates in kitchen and bath, cleaning, professional photos, staging, and re-listing property of the OFF market property onto the MLS. 1) What is the best way to get funding for the entire property and closing cost including fees, and money for rehab?
