grass is not always greener.. nothing wrong with owning super stable valuable assets that just pay your mortgage.. the little bit of cash flow you might make wont make up for the risk by swapping your basically risk free stablized assets in one of the strongest markets in the country.

I became a broker after I quit my job in tech so I don't have to use Navy Fed and have access to about 30 different lenders instead of just one (themselves - Navy Fed).If you bought a home recently, you might qualify for an IRRRL if rates are at least 0.5% better than when you bought.

I sure liked them a whole bunch better when rates were going more in a sideways direction, but the Fed has been stating that they will be aggressive in fighting inflation, so rates may continue to go up.

We didn't make money on this deal since the market took a massive turn with the FED raising rates 3 times during our ownership (rates doubled in 4 months).
