However, if you are a DIY guy, you may be ok within a few thousand dollars (granted I do not know the SOW)Just double check your comps that this property will be valued for what you think it will, and just remember that the hard part with BRRRR method is keeping good tenants!

I think a promissory note secured by the property would then transfer title to you and they would have a note secured by the property.
