I checked with Mecklenburg County Code Enforcement and they said the units would I would have to have fire walls between the living spaces and would have to submit drawings before I had the work done.  

Apps are also better because you can get push notifications instead of checking your email every 5 minutes and apps just look better.

Most of the properties I was into totally for under $15,000 didn't need a bank or credit check and no down payment.

After checking the comparable sales (ARV) in the area, I found it to be $126,667, with an estimated renovation cost of $58,000.

I would recommend checking out of state markets where numbers and landlord laws make sense.
