However in your case, your state lean more towards landlord friendly, it might be more beneficial/freedom to do a short term lease.

My first day of freedom, I drove by my few rentals, had my realtor tell me I was an idiot and my career as an investor was over, so I went out on a boat for the day in Lake Erie and did nothing!

is not based in fact.. low end C class renters are not doctors and nurses by and large are not just happy to have a home.. are not passive and easy to managehis whole pitch is just fantasy land to lull the beginner investors into thinking your doing some great deed.. and making money while you do it .. to find your freedom number.. its all a big bunch of sales BS .. and he is very good at it.. obviously with Hundreds defrauded.

Congrats Olivia real estate investing has allowed me financial freedom so it warms my heart to see others doing the same. 

There is not one thing that will make this easy, will make you a lot of money, and will give you financial freedom. 

The great thing about living in this country is that each side has the freedom to do what each side wishes with their property. 

Long-term, cashflow is what we need to live off of, or to achieve financial freedom.
