You are exactly correct, RESPA frowns on anything that appears to be "colusion" RESPA requires our clients to understand that they can use whatever title company they want and are free to pick and choose whom they want for home insurance etc.The biggest ADVANTAGE to using the same title company is convenience and speed.

Pretty easy stuff to identify all in all... after paying an inspector a few times (and going with him of course) - I started doing it myself, at WARP speed :DI'm not shy, I'm inspecting the place from the moment I walk in the door.

I do all the maintanance and repairs to save up on their add on fee by calling folks on my speed dial , unless its an emergecy or im not around to respond to it.

It's really a slow way to go and if speed is important to monetize your opportunity then alternatives to QTA is preferable.
