You need to explain what an "option fee" is in your question.If someone purchased an option from you, then the money is yours.If someone has deposited a fee to secure an option, such as a right to purchase dependent on a satisfaction of inspection or engineering report, then the money is not yours.If the money is not yours you might want it held in a title company's escrow account (or an attorney's) with a written escrow agreement describing what the deal is.If you hold the money, and it is not yours, state and federal law might consider you a "fiduciary."

 - I can't help much in terms of your flipping questions but I will try to help explain some of your buy & hold questions.The reason that your Annualized Total Return % keeps dropping over time is that you are calculating a large increase in equity due to the ARV ($23K).

Doesn't surpise me, I just closed on a Wells HELOC and it took 60 days and a TON of ridiculous stips(and we have low DTI, good credit and free and clear properties)  My loan officer who usually does our mortgages explained Wells does not do HELOC's in house so that explains the slow underwriting process.
