If your deal underwriting is conservative enough such that the numbers are gonna provide you a fairly large margin anyway, the one-time cost of going to/from your destination should not make or break your numbers.

The buyers get their money back, no question about it.They had a financing contingency, and they cannot get the financing.It was most likely in the contract that the buyer needs to apply for the loan and get an appraisal, within a certain number of days. etc  It is the agents responsibility to ensure that these are getting done.

If you get a letter (and not the actual order), ensure that it's on official command letterhead and has contact info for the officer or SNCO/CPO that signed the letter.
