If however the city or county has enacted a rent control not allowing you to raise rents above a certain level every year then it doesn't matter if you have a 10 year waiting list as they have limited what rents you can charge.

If they declared it fell under any financing contingency to get the EM back, I'd say they dealt fraudulently, in attempting to obtain the financing and keep the EMD!

I would provid a GC service to the public, to the ones like single moms, elderly people, or anyone, that either don't have the means, or attempt a DYI then remember me on the way home, etc......I'd solicit all my suppliers too, charge them to have another place to put their products in, and maybe rent them one of my spaces.
