I recommend getting HUDs and loan docs in advance of closing as the closing is a challenging stage to make corrections as everyone is sitting around waiting to get paid and to move on to the next appointment.  

It's setting up the stage for the seller to get their hopes up that if you are a "wholesaler", that you are actually going to close, otherwise, it's just a waste of a seller's time and lost hope.
