I was asking about a niche because there are many many adamant experienced people in the BP world that suggest one of the first steps to getting into REI is to pick a niche and become an expert in it; ditto a market. 

Cass,I wouldn't consider myself an "expert" but I am up for it and have a broker that teaches classes on Short Sales that would be over my shoulder throughout the whole process.

I'm no expert, but your assumptions are pretty close.  

Works out economically if you are using the same color in most of your properties by buying larger volume of the better paint especially when you catch it on sale.Best Regards,Brian
