Anything involving money or an investment you need to meet them in person OR have someone you trust that is local do some research for you and meet them on your behalf.Spending a little money now can save you a ton down the road.It is very easy for scammers to prey on out of state investors much less out of the country.

I wasn't short if they had to be listed but what you explained sounds easy enough... have the agent listed it and then your offer is put in right away as "pending".The short sale "package" is that required?

Unless you live in an area too affluent for novice investors to easily acquire a starter property (in my area, that would be Beverly Hills, Newport Beach, etc.) find neighborhoods with easy driving distance of your home, maybe 20-30 minutes max.
