A business model that has always made sense to me is teaching people how to find good deals and have them bring them to me for more critical evaluation and execution where I invest my capital beside yours.

The answer to the first is definitely.  

You should have an umbrella policy to cover everything, beyond maximum liability coverages.

While there are definitely house hacks that have allowed owners to live for free and show positive cash flow the current interest rates and prices make those less common.

Added a bedroom, converted half shower to full shower, etc.

It's a bit of a costly repair relative to the price of the fridge - they need to be replaced for around $500.
