@Marty L. would you have an easier sell with the family if you sold in Burbank and househacked a multifamily property with detached units in Pasadena/ Alhambra or similar, there are lots of them there. 

The obstacle I'm running into is funding.

Any obstacle becomes the path for those that succeed.

The past few weeks of studying were quite difficult, but today I overcame all those obstacles to pass my Maryland salesperson exam.  

For instance, @Patrick Snyder doesn't seem to have encountered too many obstacles.  

I searched for a little over 3 months online and put offers on 4 properties, site unseen.1) A short sale in hill top Tacoma, a 3 story triplex + detached single family.  

It shows me that it's pretty easy to get past the obstacles holding us back.

There are a lot of pitfalls and obstacles but once you get passed them they can be a great deal. 

Detached Structures: for other buildings on the property (ie. sheds & detached garages)Again, there is normally an included limit of 10% of the building limit.
