It sounds like you want to grow, but what you just described is a slow way of doing it. 

When you supply the materials and tools, you could be viewed as an employer.

The title company should remain neutral and not interfere with the amendment of a property disclosure or interject their views to protect a realtor who brings them business.

I want to understand:1. where this restriction comes from2. how to know which code your house belongs too3. where all the codes are described and how they are related4.

What factors am I missing from the assessment described here?

We were still able to get it rented to one of the other people who had viewed it.

This will be time consuming and a lot of work however I am fully committed to this and have a target to hit per month as I view this as a numbers game plus the fact that I only need one good deal(to begin with that is), my question is how much info would you submit in an original offer to save time but at the same time not miss anything of importance, Im planning on having a template with my info, sales price Im offering and a standard set up of things Im willing to cover.

I think what you are describing is where it was added on to wrong.
