Mike Isn't that the truth, how many times have we heard that a tenant is late with the rent yet they have a $3000.00 HD set with more tuners, wires, and controls then an electronics store.

Most housing authorities are out of money so there's a few making cuts, we got a notice that the maximum is going down to $1,050 on our annual renewal and anything above the $1,050 will need to be paid by the tenantIt's an ok program, in LA the department is bureaucratic and over worked so it can be frustrating.

Then there is the rack at the grocery stores, during shopping trips I hang there until I'm needed.

I'm sure your state department in charge of real estate licensing is not looking for you.

You can usually get a replacement at a hardware store, although you will need to know what brand you have.

You go down to the big box store and in the garden department, they will have big rolls of different grades of black plastic ground cover.Buy something with UV protection and lay that on the ground and cover with the rock you want, or with bark chips.Plain rock is pretty ugly, so you might want to add a few small beds of drought tolerant plants or cactus.Rock isn't cheap and it's hard work to get it spread without destroying your plastic ground cover.
