We just found out that a tenant of ours just got a puppy as a supposed emotional support animal.

It's easy to get a little more emotionally invested in offers/properties in the beginning.

They have no emotional ties to the property.

As interest rates rise, CAP rates should start to go up as well so that the investor can make the profit on the property.With all this said, people are emotional when selling as well. 

I would not give up on it just after one report from a friend, I would dig in deeper first.

Don't let emotion or the feeling "of I'm never going to find a deal" let you make a BAD decision.

Compare that to a family who is looking to do their first remodel for a home they plan to move into and there are tighter budgets, emotions, and inexperience to deal with.

It is a much deeper story than one can discuss on a forum and I personally, wouldn't let that deter me from purchasing.) 

I'd look deeper into it before I "let it go" and lean on the CPA.

Point taken but if you put an offer on a property because based on your initial review it looks like a good fit, I don't see this as messing with other peoples money.Not to be harsh but I don't care about the sellers emotions when I'm doing a deal.
