Large companies moving into the region, the location between Chicago and Milwaukee as well as bordering Illinois seem like nice tailwinds to me.  

My group is across the border in Illinois but it will be worth it for you guys!

It's hard to imagine that my first real estate investment (other than my primary) will be out of state, but I'm familiar with Wilmington DE having lived there previously.

so i did some poking around and you could take the plat maps and put the aerials over them and see who had standing timber. so I hired a guy with a laptop and over the course of a year.. he identified every 10 acre privately owned parcel from OR/CA border to Cowlitz county WA  ( Just north of Portland from the crest of the pacific range to the crest of the cascades.. took out govmit and timber companies.. then we did the reverse directory and i set up a tele marketing gig two nights a week..

It is in the McAllen area in South Texas, almost on the border with Mexico.

Once you reach that FL-GA border, my network is slim.

Should I bother to try to incorporate in one of the tax haven states (Nevada, Delaware, Wyoming, etc.), or just play it straight and pay up and incorporate in business-not-so-friendly California, where I live? 

I would most likely need longer terms for BRRRR and just want to have some real life numbers from some of you who have done these deals to know what makes the most sense when I walk up to the negotiating table.Also, I live in Delaware if that helps.Thank you for any help you can provide!
