You're probably on my list, and you would never sell to me... making you "not my customer". but over sending 50-75k fliers, you do get some pretty sweet deals. we get a good 10-15 a month solely on direct mail... some of which are 50-60% ARV.

Loan assumption is common on larger commercial loans that either CMBS or a non bank lender.

I've never seen where people do this on here, but i think its a great idea to thank my customer for being a great customer.

Rules are the same whether it's in your name or LLC, however, every time you file an application with the City(POS, rental, assumption, permit) you put your SSN on it vs EIN for your LLC.

They have a one stop shop with customer service that would beat most turn key providers.The current market - they are in somewhat short supply.

With social media, yelp and the power a consumer has, you can only screw so many people over before you go broke and lose your customers.

There are a select number of homes in the 2 million dollar range and up that do produce positive cash flow, but those are newer oceanfront  homes with tons of amenities and upgrades and the maintenance and upkeep is brutal to keep up with the demands of that higher end rental customer.
