I had all my money tied up for a while due to investing in the hight of the market and have now sold the place I was investing in with my partners and did a 1031 exchange into a small 15 unit apartment complex it is makes about 2k per month +/-.

The home is a basic single family one story, and I dont believe that the architectural structure/style would make it a complex venture for a roofer, but I am not a roofer so definitely not an expert there.

I have used 5 different companies to achieve the lowest premium.Also, most companies willing to insure sfr are not the same competitive markets for larger complexes.

Among experts that was the consensus unless you wanted to get really fancy with Trusts etc but those are complex to administer.
