I had a girlfriend who was special needs (epileptic), she got her money on time every month, and had someone come in who cleaned and cooked every day, the house was always clean,(unlike any of my other renters), rent was always paid on time, no damage.

It's generally as cheap, a heck of a lot easier, and faster just to have someone do it.As for bookkeeping, collecting rent checks from my P.O. box, answering phone calls... those are all relatively little time with big rewards.I also outsource the tenant placing... 1/2 months rent ($200 - 300) is much easier than driving up 3 - 10 times to show the apartment.

I had similar thoughts years ago and I chose not to be a landlord for ever, I don't mind calling on the phone, I'm just not going through having to manage a PM, much less clean outs and taking applications!
