California locals, can you advise...I understand there must be a 60 day notice to END a month-to-month tenancy, is there a same 60 day notice required to have them sign a new lease, or is it 30 days notice?

You try to explain that to people from California looking to invest here and you just get a baffled look...

I own a portfolio of 2 cash flowing multi-family properties in Southern California, but this would be my first MHP deal.

Think Los Angeles or pretty much all of California for that matter.

Now if an investor outside of California were to broaden their investments out of their home state and into California's market, I believe they would find properties and deals in abundance due to the fact that there is a mass amount of properties that are either abandoned or forgotten about, unpaid property taxes and preforeclosures are everywhere, and the commercial/industrial portion of unused properties is incredibly widespread especially in the greater Los Angeles area, with new market places and strip malls being built in the suburbs left and right.

They never boom and bust like Florida or California, but they also never correct like more volatile markets either.Using the wrong technique in a particular market cycle could cost you a lot of money in lost profits— or lost equity.

We are new to the game and have been looking at potential flip and or BRRRR opportunities in the Stockton Lodi area of Northern California.

You can certainly disagree about that but I would say outside of California for sure.
