My 2nd duplex was a new build in Indiana. 

When something goes wrong, you can find the best contractor for the job who can make the repairs right away.

I intend to build a portfolio of different property types.  

As you hunt for property, if you are on orders and know you will be leaving that market in a few years, then this home purchase could be an awesome way to start building a rental portfolio.

As far as rehabs - I sometimes use their contractor/maintenance for stuff near the end of the job that they can do much faster for me.

In all of the major relationships I have with contractors, tenants, property managers, etc.

The complex has 5/6 buildings each with 3-4 units. 

You're building equity. 

There are two separate buildings, first building is 6 units 2 BR/1BA. 

I either tell them I can put them on a waitlist or refer them to a unit my contractor has told me about if I have nothing available.
