It sounds like there isn’t any explicit prohibition against asking a mortgage applicant if they have done forbearance so I bet the overlays will account for it.Reminds me of when MLB did the “anonymous” testing on steroids...nothings ever anonymous and I don’t think this will be helpful to folks in the future, probably not a death sentence but....

Now there does appear to be a kind of loophole that hasn't been tested by any court cases yet, and it's where you rent the "whole house" to one long-term tenant and allow in the lease those tenants to sublease out a portion of their house.

I appreciate the suggestion to wait a few more months to see what happens... that may be what we do, but based on my research into the virus & our country's continued lack of testing, I'm not that hopeful for a rebound before the summer.
