I suggest coming up with some foundational goals you would like to achieve- certain amount of cash flow, what markets, # of units, year built, asset class, etc- and then start looking.

There has to be a limit though.Ask if you can sit in on a class for free....that can give you an idea of what it is like, if it is appropriate for your experience, get to know some of the other agents, the culture, etc.

---So, get a GREAT property inspector NOT recommended by the turnkey company to avoid bias.2) Misrepresenting Property Class - have seen many turnkey providers in Metro Detroit area sell OOS investors Class C properties as Class B.

A few details:35 years old, credit, income, and 401k good for the age; 100k in stock/cash; wife, and a brand new baby.Market: Highly competitive north of Boston- Class A 3 unit, (2BR 1BA ea) properties in Class A/B neighborhoods go for 850k, Rents are 1800-2k per unit.  30 minutes more out, you're looking at 600-650k for the same building with 2BDR rents around 1650.

At that price point you'll likely be in C class assets which will need some degree of rehab.
