If the seller/agent doesn't think ot's close to an acceptable deal for the bank, they likely won't accept your offer. .Most agents won't waste their time with an overpriced listing, and there is also no incentive for the owner to over price it with a short sale.

I think one of the biggest differences with some of us buying on the left coast is that we use a lot more leverage because of the higher price point (I'm sure you've seen the local MLS!).

The only way to deduct life insurance premiums, add to that the tax deferred earnings and a possible return of dividends makes it a great tool to utilize.I like and recommend everyone to have an HSA; safer, tax incentives, not to mention all gains are tax free if spent on qualified medical expenses (a great way to pay for long term care premiums!!)
