You will get a special warranty deed, that basically means the seller/bank/auction house is selling where is/as is, and you, the buyer are responsible for all liens with the property.

@Tom Gimer  out this way they are extinguished at trustee sale.. or let me put it this way the buyer of the property at sale is not responsible for them and the HOA just loses the money.. 

The buyer of the house should expect some continued movement of the house as it ages, but can greatly reduce any future movement with proper maintenance of the property, including keeping soil conditions consistent, not allowing excess or lack of moisture. 

If you dont make it legal than when you go to sell it you will have the same challenges and limit your buyer pool. 

The buyer and seller draft the Land Contract, then signed the Land Contract with notary.   

Zillow will be accurate occasionally in a very homogenous area with very homogenous buyers.

If he feels like his buyer is shady in any way you will for sure not get the deal.

@Ayman Elmasik what you can do is bring one of your potential buyers by the property and have them look at it and make you an offer on the property.
