I too look for opportunities to get all 4 of my kids involved in my projects all the way from the basements to the attics, the attorney to the title company.

But once the person passes away then the person who receives the property must contact the Attorney of the Will and complete paperwork in order to get the property in their name.

Reviving an older thread for a similar situation:A homeowner died and did not have heirs, so the state appointed an attorney to be the Executor.

Can title company prepare all paperwork for the lien or should I use my own real estate attorney?

Do people have any suggestion on platforms they use for things like finding deals, servicing notes or even find good real estate attorneys to help with the foreclosure process. 

It can be helpful to have an authority figure like your closing attorney to explain the way deals are typically done with the Seller.We've put up earnest money deposits large and small, slowly and immediately to not only closing attorneys but also directly in the Sellers' hands.

I have seen attorney's, CPA's, fund managers, etc. quote incorrect material on OZ's which is understandable since the topic is so new and a lot of the guidance is unclear.It will be interesting to see how QOZ's play out!

Starting out a good attorney with lots of experience is worth every penny.
