Likely a small SFR for my brother to live in while at college just to get a feel for the buying and PM process.

I've been researching and trying to get in to real estate investing since I was a freshman in college in 2005-06.

I'd like to be able to pay for their college with cash flow so I'm in it for the long haul, the kids are all under 3 right now. 

I will give you a shout when in town as I would like to get some perspective on college housing and other opportunities.

They have much better success with one home in a like neighborhood where their ownership isn't seen as a social factor.Might see when they meet, attend their meeting as a guest, they are a non-profit and are required to have open meetings.

I attended OU in the early 90's and left after graduation for a short while but came back and have lived here since 1998. 

Locate and attend 3 different local REIA club meetings great place to meet people gather resources and info.

I have also started to attend the Arlington meetup to meet investors there.

I'm finishing up college in spring 2016 and plan on making an investment shortly after, but my summer job for the past few years (and currently) is at a yacht club where I basically help people with their boats and make small talk.
