Niagara Conservation has discontinued this model and it is becoming scarce (we bought all the remaining inventory from our supplier).  

Beyond the typos, just giving them written notice will more than do in most cases, only downside is if the operation model does not reflect the lease terms, PM has to keep going back and insuring the tenant following the same process, late fees, etc as everyone else.

Just don't put the relationship on the line because you want to "Help his aspiring business".

The model SFR we look at can typically be completed all in around 75-85k with an ARV of 100-115k.

Because we plan on employing the lease option model, the property management will be lower than a regular rental and they will make more money than a regular rental.  

I have been the agent on a number of deals that owners have been instant on the last dollar and ended up holding the property for another 3 months to clear a few dollars more or end up in the same place.My business model is simple: Velocity.  

The business model incentivices the turn key operator to save cost on the rehab, inflate the ROI and - obviously - sell the property for the most amount of money.

This business model is created by the wholesaler  community in my view.
