It is intended to promote a successful shared living arrangement by clarifying the expectations and responsibilities of the Homeowner and Tenant when they share the same home.

The SEC, while not taking action actively last I heard, has not made this arrangement explicitly allowed by changing the letter of their rules.My general take is: be cautious.  

There does come a point in time when it pays to higher good legal counsel to arrange your estate and provide more sophisticated asset protection plans.Protecting your assets from lawsuits is only part of the big picture.

These arrangements are front end loaded with prepaids. 

We would prefer debt financing as we plan to hold the resort long-term, but are open to other arrangements too.  

If I understand correctly their business model is based on a partnership / profit sharing arrangement as distinct from leasing and then subleasing as is the case with WeWork.

The "friends" simply thought that they could have a very (very) informal arrangement, in which they didn't have to keep up what would normally be their end of the bargain.

I'd be worried about reading too much into that 1k rental amount though which appears to be what people are making these choices based on.I know in Florida there are many agents doing these types of arrangements though.

Rent to own" should be a lost phrase by RE investors, should be out of sight and mind to a homebuyer.There are tons of comments and threads on the issues of these old out dated arrangements.
