My price offered was based on the units being relatively updated (word of realtor) and only saw pics of the one vacant updated unit.  

I thought I posted an updated to reflect our decision to go with an agent but it didn't go through apparently.Thanks to all for your input.

Quick Status Update.

Windows can use upgrading (not airtight)Bathroom is dated (plan to replace toilet and sink, and paint walls)Has a small rip in one of the screendoorsKitchen sink needs to be replacedCounter has water damage (raised on some areas instead of flat)I was thinking do minimal update only the flooring, sink, and toilet and rent slightly lower than the going rate for rental properties in our area.

This creates an opportunity to refresh/update/renovate these old tired houses into something new and exciting.For fun i enjoy hiking, fishing, and video games.

I still have to follow up often, request weekly updates, and fly in here and there.  

I want to be able to set them up to recieve emails whenever a house sells in their community and regular updates in their market so I can stay top of mind and when they want to sell, I'll refer them to one of my colleagues.

We updated the carpets upstairs 4 yrs ago & recently upgraded main level floors to luxury vinyl plank, new kitchen cabinets & counters.

So ask your loan officer to update these fees based on your purchase contract and that should help you with making your fees more accurate.
