Keeping Potential Clients Updated

I usually prospect for listings in my own market, however I would like to refer people who want to list to my colleagues in other markets.

When someone doesn't want to sell yet, I get their email and plug it into my database. I want to be able to set them up to recieve emails whenever a house sells in their community and regular updates in their market so I can stay top of mind and when they want to sell, I'll refer them to one of my colleagues.

I know there are certain softwares that allow me to do this. What do you use to keep potential clients updated on a regular basis? I need to use one that allows me to update them about their market when I am in a completely different one.
