It's unfortunate you couldn't do it for more longer time but still it's end of world. 

I wanted skin in the world of real estate other than my current home.

The best of both worlds, which has been mentioned, is to do a cash out refi to pull 100%+ capital out of the project to de-risk the asset and continue to cash flow ONLY if one believes there is more upside in the market and asset.

Once you start pooling money from individuals as members of an LLC, not as lenders but as silent partners, you’ve entered the world of securitization.

Although a lot of folks that start out start with very low balance notes  like buying seconds for 10k type of thing.. or notes under 50k so if you do hit a bummer its not the end of the world.
