Opposed to spending your weekend replying to the thread of an "unknown" you should be preparing for tomorrow, the first business day of the week and trying to close a deal.

Also, how do you reply with the OG message in your response?

For future situations,  reply to their 30 day notice with a confirmation letter listing your expectations for deposit refund: clean appliances, trash removal, yard maintenance, etc. and remind them of the 30 day stipulation so there is less chance for dispute.

It sounds like @Dave Foster echoed that in another reply.
