I would start trying to include her in a lot of your REI research such as, reading Robert Kiyosaki's book Rich Dad Poor Dad, have her watch Biggerpockets podcasts on Youtube with you, start having her more involved in your finances.

I didn't know they could get involved.

Once you understand that, (risk tolerance, your active involvement, your cash or finance  availability,  you knowledge of construction, investing, market data, your trust in the team you have developed and vetted) you can then look at the best way for you to purchase.

At this point in the market cycle everyone is looking to get involved.

Now if I were to do this I would still get them involved with a RMLO to make sure they could pay even if technically you wouldn't need to, assuming that in this situation the seller is selling directly to the end buyer.
