Black light test showed over 100 dog urine spots.

(welcome book, guide, procedures and policies, contact numbers, etc).Does anyone successfully STR in this area and can shed some light for me?   

We added new lighting inside the house and build a fire ring outside.

It light a fire in me and I’ve dove in reading everything I can get my hands on, attending the Maryland REI meetups, meeting with several local investors in Baltimore, and of course soaking up as much of what BP has to offer.

The general idea is to renovate the kitchen with new cabinet & counter top; Update all the restrooms; patch up all walls; remove pop-corn ceiling, repaint whole house; re-sand and re-stain all the hardwood floor; some plumbing work; install can lights in all rooms; move some lighting fixtures; add/move switches and wire for Ethernet.

I’ve already begun replacing wall switches with SmartThings devices just so I can make sure all the lights are off when someone checks out.

It probably needs at least some light touches to bring the most on the market. 

I ended up fixing it up lightly and renting it out to a couple for a year. 

My area is seeing a lot of growth from out of state and thought it would be great to have a nice welcome letter as well as a handbook for specific type of questions (how to use the fireplace, How to use and program the auto lights, How to program the automatic schlage lock, favorite local restaurants, etc) When we bought a home several years ago the sellers left us a note as well as a bottle of wine and to this day we still talk about that for a first impression.

And I did have to go up $100 from cheapest fridge with ice/water in door at Lowe’s.
