Small population makes comps with patios impossible.

Right now I'm still " house hacking and living i the small unit and renting the larger to suppliment my income and allow me to pay down pricipal fast and save more for future investments.

Definitely, agree with that.For actual closings, I anticipate using a title company's office, the office of the other realtor involved in the transaction, or if neither of those is an option renting out a small office space for an hour or two.

It is a small property, about 1,100 sq feet, built in the 1940s.   

Only a small fraction of human communication is the words themselves, you just loose too much with written word sometimes. 

At the end of the day, the time, stress etc it saves me its worth it.Also for handyman work, they will typically charge you a minimum price, like $200 for a call so its good to have a list of multiple items then just calling them every time something small pops up.

I work professionally as a property manager for an apartment community of 256 units so investing in real estate and eventually trading up to small Apartments is kind of a no brainier for me.
