Kwame would prefer to do this full time after retirement as his fulltime 'job', so we have been ordering books and hitting the internet to read as much as possible.We look forward to the wealth of knowledge and information here on this site, and always willing to learn from members willing to share information.We have not determined where we will live after retirement but our options are Florida or Texas.

I'm probably part of the generation for new buyers coming, and some of us are internet savy on the differences in building materials (at least in my area). 

I did get an application from a couple that seemed very eager, loved the place, but my spidey sense went off about them and doing a bit of internet sleuthing, I found out half of the stuff on their application was a lie, their current “landlord” was really her sister who they were living with, etc… Dodged a bullet with that one.

If it was myself in your shoes I would really study the market there ...ask around, Internet search, talk to property managers etc. to find the best neighborhoods for both appreciation & cash flow.

You can also use the internet to target, maybe follow up with a phone call..it's no longer a cold call if they have your information.

Hire a skip tracer to determine if the owner has relatives, associates or social affiliations. 

The market for non-internet using landlords has to be shrinking.Keep innovating.
