@Joe ZingerYes, some of them in GA are pretty particular about it. 

A few years ago, yes I did, but I moved on to the Alabama and Georgia markets for a better balance of cash flow and appreciation.My residential home here in Leander, Texas just north of Austin, that is now worth $350K (bought for $144,900 in 2008 and will be paid off in 2023) is my Texas investment.

I’m debating whether I should invest on  short term rentals either in blue ridge, GA or the Florida keys since I’m 2 hours away from there.

The market is WAY too overpriced in Traverse City to make any money.I’ve lived in both Woodstock, GA and Hattiesburg, MS so I know those markets a little more than others.
